Modular Condo Installation Happening on Henry Street This Weekend

If you walked down Henry Street in the past couple of days, you witnessed the installation of the Lower East Side’s first prefab condo project.

At 193 Henry St., crews are using an enormous crane to lift modular units into place (thanks to Daisy Paez for the photo posted above). Developer Daniel Wise is building a 7-story building on this site, formerly home of the Mount Zion Church of Christ. He’s also putting up modular condos on the adjacent lot, 201 East Broadway. Both projects are being overseen by Think Architecture.

Wise purchased the Henry Street property in 2015 for just over $4 million. He also picked up the East Broadway site for $8.5 million, and proceeded to knock down two century-old buildings once occupied by the United Hebrew Community of New York.

Work at 201-203 East Broadway has been stopped by the Department of Buildings on more than one occasion in the past year. Last summer, construction destabilized a neighboring tenement. A partial stop work order remains in place on the East Broadway site.

Judging from photos taken on Friday, the modular unit installation caused some damage to the sidewalk on Henry Street.

According to city records, 193 Henry St. will cover 8,610 square feet. The residential units will be on floors 2-7. There’s a commercial space on the ground floor measuring about 1,300 sf., and 384 sf for a community facility. There’s a roof terrace for residents.

At 201 East Broadway, a 7-story building will be about 20,000 square feet. There’s 2,000 sf set aside for a community facility (most likely a medical office or daycare center), and 3,600 sf for a ground floor commercial space. This building also includes a rooftop recreational space.

Wise is developing a similar prefab condo project at 330 Grand St. Think Architecture is also designing that project.
