The NY Post brings word in a real estate wrap-up this morning that the folks behind The Delancey bar on Delancey at Clinton have signed a lease for a 9,000 square foot, three-story bar and restaurant a few blocks west, at 95 Delancey St. Here’s the Post:
The new corner triplex space will include a rooftop bar just like the one at The Delancey, which has regular barbecues and other events.
Julia Volpe of Stone Land Capital represented the tenants, while colleague Ben Landy handled negotiations on behalf of the building owner. The asking rent for the retail space was $140 per foot, with the lease setting a record price for the south side of the street.
The city’s Department of Buildings database shows that the new tenants have big plans for the 1936 building, which is owned by a corporation called 95 Delancey LLC. Construction and zoning permits filed in late May are pending for plans that included the addition of a 3,500-square-foot third story with operable skylights, new stairwells and other improvements.
The buildings only 2 stories tall!
Hi David –
If you read the last paragraph of the story, it explains they have applied for building and zoning permits to add a third story of 3,500 square feet.
Cheers, Jennifer
