A few weeks ago, Extell Development announced that it would be giving buyers in Asia the first crack at luxury apartments at the firm’s new 80-story tower on the Lower East Side. Now a fancy sales brochure has been made available from Jones Lang LaSalle Inc., the firm handling overseas marketing. It’s packed with jaw-dropping renderings of the project, called One Manhattan Square.
For some time, we’ve known that Extell’s massive complex on the former Cherry Street Pathmark site would be loaded with amenities. But the brochure outlines in great detail each and every perk of buying one of these apartments alongside the Manhattan Bridge (prices range from about $1 million-3 million).
The 800+ unit complex is described as “a modern garden square, offering an unprecedented 100,000 square feet of indoor and outdoor amenities,” which “fosters physical wellness, social recreation and tranquility.” A highly regarded landscape architectural firm, West 8, has designed the gardens. They include a tree house with fire pits, a putting green and a covered dog run. There are outdoor dining areas, a cellar bar, a 70-seat movie theater, fitness studios, a bowling alley, a dog spa and a cigar room. Have a look at the brochure below.
By the way, Extell Development will be holding its quarterly meeting with residents of nearby buildings to discuss construction concerns. It will take place December 15 at 6:45 p.m. at the Manny Cantor Center, 197 East Broadway.
And will all of those incredible amenities be available to residents of the “poor building” next door?
it’s ridiculous how much foreign buyers are driving up prices in NYC. it is really unfair to local residents. There should be a tax on foreign purchases but the city council will do nothing as they are in the pockets of all these real estate developers.
Impressive. It’s not an apartment building, it’s an all inclusive resort for tourists. Wow. The new time share.

What does Two Bridges Neighborhood Council have to say about this?
“…if you have to ask”. Crickets. I live directly across from this monstrosity. They will say nothing because they are in cahoots with Extell to build a luxury tower on the old pharmacy site. Check the lowdown stories. Don’t be fooled, they are a developer solely concerned with themselves only. They do not show up at meetings or rallies unless they can promote themselves as a false “leader of the Two Bridges community”. They recently filed with city planning a 47 story luxury building that would completely block out all light from the the adjacent senior building. This “Trojan Horse” of pure gentrification would also give them a free condominium in the building. The question should be what does the Two Bridges Neighborhood have to say about this..
Isn’t this just a result of the Great Recession? People with money don’t want to lose it all like that, again, so they are doing investment differently. This is not about living or residents, it’s about investing. And it, too, is a bubble like all other investing, and one day it will pop. Let’s just hope that we’re not all driven out by then, cuz they’ll be counting on us to pick up the pieces when they run for better money-makers.
Jessica, you really hit it on the nail on every true statement that you made here about Two Bridges Neighborhood Council. Of course, they are in cahoots with each other, Extell, and with all other developers since they solely look out for their own bottom line profit.
Don’t be fooled by the smoke and mirrors, that TBNC identify themselves as a so-call “non-profit” community organization, when all their programming charges substantial fees for music lessons, after school and summer school programming, which targets toward higher income community residents. Do they really serve the low to middle class community residents who actually live here or are they just double talking again, as usual? Birds chirping away….
As for the 47 story building that TBNC wants to build, they will definitely encounter strong opposition and protests from this community because they are just another mega developer.
