Fencing has appeared alongside 100 Norfolk St., signaling that this futuristic and eyebrow-raising condo project is about to become reality.
In February of this year, renderings surfaced from ODA Architecture for the 12-story, 38 unit luxury complex across the street from Blue, another super-modern apartment building that some criticize as “out of context” for the neighborhood. JMH Acquisition (which Crain’s reported is owned by Brooklyn’s Urban-Scape), bought 100 Norfolk for $8.8 million. It was once used by Ratner’s, the dearly departed Lower East Side deli, for storage.
In the last few days, plywood, a sidewalk shed and signage predicting a completion date in the winter of 2015 popped up. The owner purchased air rights from 134, 136 and 138 Delancey Street in order to create a new 47,000 square foot zoning lot. From ODA’s web site:
Peering above its small lot, the 12 story building is combining its mass from the surrounding properties to create a stepping volume which cantilevers over the adjacent low rise buildings like an inverted “wedding cake” or ziggurat. The unexpected massing, cladded in a glass curtain wall, reflects a paradoxical mid-block freestanding building offering striking views and strong interior light exposure for an array of residential spaces – a pendant above the city.
Really fits right in with the neighborhood! (just kidding!)
I like it. But yeah it doesn’t fit with the rest of the shitty looking neighborhood.
